Real Property Advisors is the worst possible appraisal company. There are many examples I can give. However this one stands out in particular. One of their appraisers appraised a rental condo I own for $250,000 with 2,153 square feet. Our lender used this property appraisal company and it was a nightmare. There were multiple errors with the data for 3 of the 4 comps used, as well as our house. The appraised value came back ridiculously low. Even after we pointed out all the errors and requested a revision, the appraiser still gave us a number that was $13,000 less than our tax assessed value, which was crazy given the current housing market. Our only option was to pay for a second appraisal or accept a higher interest rate, costing us both time and money.
Our lender utilized Real Property Advisors for an appraisal. The appraiser came in a full 440 square feet below the MLS listing and 220 square feet below a different appraisal. In addition, valuation returned a growth that was 1/3 of market growth (and did not incorporate any renovations). RPA was difficult to work with and slow to respond.
I worked with RPA as a independent contractor real estate appraiser. The pay was good, support staff was nice, and senior Appraisal staff were good mentors. They have my recommendation.
