Brian Happel is the worst realtor I've ever heard about or dealt with. If you have heard any horror stories about him they are probably true. Make sure you have everything written out exactly how it's supposed to be because if there is any gray area he will always pick himself or pick the option that benefits him the most knowing full well what the intentions were from the buyer.
