The seller had made a few modifications that violated the HOA, but she was able to navigate the complex issues this presented and delivered us the property clear of any issues. She didn't miss a detail when working with the seller to get us the property free of any issues. We also secured the property under appraised value, which almost never happens. And a warranty also.
