Our experience with Providence Abstract has been unacceptable. At our October 7, 2025 closing, Providence withheld $6,848.10 from our proceeds as an additional tax escrow. Cherry Hill later confirmed in writing that no taxes were due during our ownership and that taxes began after the property was sold. They provided title services for our single-family home purchase and did a fabulous job from start to finish. Wonderful team headed by Dev, who has clarity of thought and generous gesture wherever possible for the clients. I worked with this team for an house in Edison and this team was always available for any doubts. Cost wise considerably economical. Overall I had a very positive experience with them.

My closing went very smoothly with Providence Abstract. Mr. Dev Singh and Mr. Mel supported me throughout the entire transaction. The seller intentionally delayed the closing by nearly 45 days, but Mr. Dev Singh and Mr. Mel remained patient and proactive, coordinating closely with the seller’s attorney to keep the file moving forward. It was impressive to see their understanding, patience, and above all, professionalism. A great title agency to work with.
