Stay away from PMI of Fairfax (John Malatesta particularly), very irresponsible and unprofessional - I had to fire him because I caught him "cheating" and took advantage of my property maintenance with unannounced works and charges, multiple times. For the very last time, I had to add an amendment to our contract with the term specifying "Should any work required to the home exceed the costs of $250, the agent shall notify the owner and confirm the work approved prior to commencing the said work". They do not respond to tenant’s email or phone call regarding an ongoing issue. The repair has been ongoing for 2 months. Update in response to their reply: They failed to respond to me for a month and I had to follow up with the contractors myself. These details were never disclosed upon my repeated requests until this review.

I have several properties and had dealt with several property managers over 15 years. PMI of Fairfax is one of the worst. We had to fire John due to gross negligence onallofhis duties,even basic tasks suchas communications. He let the last tenants overstayed at the property without paying and did not notify us until we made our own inquiries a couple months later. PMI (John in particular) has managed several of our properties for several years now and we are very happy with the service and experience. About the best thing I can say about any property manager is this: I get to largely ignore the process, knowing that the property is looked-after, the books are clean, repairs are made in the smartest way possible (not just throwing my money at it) and tenant turnover is smooth. John handles those details so my properties can generate income and I can focus on other things.
