Poor appraiser, I don't care how long he has been doing this. He was off by over 20% on the valuation of our home, and came in over $150,000 less than our last (recent) appraisal (and we are in a strong selling market). The comps used were nowhere close, and he does not understand the value of horse property in the mountains! If he is scheduled to do your appraisal, I strongly recommend you ask your lender for someone else.
