I also experienced a similar issue as Vicki. Tesha did our appraisal for an FHA home and notated a lot of cosmetic issues that didn't matter. Her square footage was off by over 100sq ft. We had 3 total appraisals done, and the other two were within $2k of each other, while Tesha's was over $25k less than the others. Wow - what a difference. Our lender said they couldn't use her appraisal so they ordered the others. Stay away or waste your money.
Absolutely positively do NOT EVER USE THIS GROUP!!! Mylina Lynne Griffin is UNQUALIFIED to appraise houses. As the previous reviewers have said, their estimates are FAR below the true value (ours was $100,000 below the sale price!), fraught with mistakes (everything from incorrect square footage to comps that were not even close to comparable) and they refused to change the numerous errors in their appraisal. Do not use this group if you want a fair appraisal for your property. The appraiser, Tesha Latone Butler, gave me an appraisal of 40% less in value than I paid four years ago which is a much bigger reduction in value than resales in this development. They are not flexible and would not even change the error in square footage. The only positive thing I can say is their price was reasonable--I guess you get what you pay for.
