I had a moisture problem happening in the attic for both of my bathroom exhausts. During the cold weather, the warm moist air was escaping the exhaust and causing condensation to appear around the exhaust and my inside roof line. The technician found that one of the brackets of the exhaust was broken, causing it to tip and allow in a lot of cold air. He was able to reattach the bracket and caulked around the bracket.
