communities here esp. toll brothers don't want to reduce price or negotiate and still dreaming like its 2022 peak and zero fed rates. They publish $50k-100k in incentives but when i ask about it then they say its all included in the listed prices which has been same for last 6 months! want to sell? come back to reality with realistic prices
