i used Joel to appraise my home for decision making purposes. I was selling my home for sale by owner and wanted to know how much to ask. HE WAS WAY OFF.. BY 45K!!! HE APPRAISED MY HOME SO SO LOW. He appraised it for 270k and I got 315K. It was only on the market a couple of days and I probably should have asked more. If I had taken his advice I would have put my home on the market way way too low.
