Good place to start In my oppinion, the apartments are good to start with. Location is quiet and close to Waller Park, they do good maintenance of the common areas and management was always helpful. Everything is very new and clean. However, you have to deal with the noise of your neighboors. And if you are lucky your neighboors are quiet but even if they are quiet you can hear them as if they were inside of your apartment which can be frustrating. Management Wild Card I have to agree with other posts. It is a beautiful complex with a great location...being next to Waller Park is awesome! The granite and tile is very nice but everything else seems to be on the cheaper side (don't get me started about the low quality cabinetry).

The onsite dog park was closed for three weeks because 'pet owners were not cleaning up after their pets and parke orcutt has to protect itself'. Go somewhere else We had to live here as it was an apartment provided by our company. If it had been my choice, I would have moved after the first night. The walls are paper thin. The windows do little more than screens would as far as keeping noise out. And the apartments are on a very noisy street (Victoria Ave.). No A/C. No washer/dryer hookups. The laundry room contains a total of 8 washers and 8 dryers - for the entire complex! And 2 of the dryers haven't worked the entire time we lived here. Cars are broken into regula... read more

great place to live I have lived at parke orcutt for 8 months. Only reason I am moving is relocating for work. The grounds are nice, quiet and safe, the maintenenace staff/ management are responsive and friendly. The only issue I have had was my fridge dying...within an hour I had a replacement fridge (on a Saturday morning). After living in several apartments in Santa Maria (Country Oaks and Montiavo) this is by far the nicest with tile floors in the kitchen and bathroom and granite counter tops. Not as it seems!! As a former Parke Orcutt resident, I can say it is a well maintained complex, and they do a great job of keeping it up! However, when it comes to the management, I have to give it an overall 2 stars. Management is deceptive, and helpful before you sign the papers, but once they start getting their hands on your money, watch out. They can treat you with respect one day, and then totally blow you off the next. VERY Shady place. As far as maintence goes: A++ Parking here SUCKS, and who ever devised the parking... read more
