If she ever turns up at your door to deliver an appraisal, TURN HER AWAY. Cost our family $8,500 on our deal as she compared an immaculate 4 bedroom home with a new roof and windows to dilapidated 3 bedroom homes in less desirable areas. The 4 bedroom comps in the area closed at $411,000 and $425,000, but the 3 bedroom homes she used came in far below $400,000 to bring us in at $405,000. Almost blew our deal entirely and would've put back on the market - but would've been stuck with her appraisal for at least 90 days anyhow.... read more
