$253 a month is supposed to cover: water, trash, lawn care, pool maintenance, exterior upkeep, as well as maintain the commons areas inside each building. NOT UNIT but building. The copious amounts of black mold growing in the basement level hallway is not a great indication that the HOA dues are being spent properly. My fiancé used to live in the Sol Tower Apartments. Over the summer, the management group changed to Orion. Under the previous landlord, there was an agreement that guests could park in the guest parking spot so long as they were not parked there for five nights in a row. The new landlord put up signs in the apartment stating that everyone had to get new parking passes. I have been trying to get a hold of someone from corporate for four seasons apts for weeks now...it is summer and really hot....I can not sleep in my own bedroom because it is so hot...when I told laura this she just blew it off and said everyones bedroom is like that...WHY is this not fixed??? I have just been billed for the second month in a row for HOA dues on a property I sold in May. Just FYI the trail of documentation I have supports several causes of actions. If I don't have cash on hand on Monday morning, I'll be stopping by the office in Overland Park. Let's get it fixed. When Orion wanted me to get things done, they had no issue threatening and charging outrageous fees. This is HOA management at its worst, which is why I sold both of my Huntington condos in Topeka, KS.
