UPDATED REVIEW: The Orchard apartments resident experience has unfortunately gotten overall worse since the company change around 2022. The newer company seems to be focused on cutting costs/amenities and less on resident satisfaction/affordability. Below are some examples: An amenity fee, that was not mentioned but appeared on our new lease, of $10 a month and a trash fee of $15 a month. Previously these were included in the rent amount. Lived at the orchard for 1 year. Pros: The layout of the complex is nice and I thought my apartment had a great layout. Never had any issues with my neighbors. Maintenance staff were always polite. Cons: I had an older styled unit so there were a few maintenance issues but nothing major. I believe they’re updating the units now.
