Appraiser did not calculate square footage correctly. Used outdated floor plan. Submitted ROV which resulted in $70k adjustment in my favor. This mistake by the appraiser caused a nearly 1 month delay on transaction. Do not recommend.
DO NOT USE THIS APPRAISER Jay O'Brist accepted a job for my lender that he was completely out of touch with. Although he said he knew the area well he obviously did not and then had the gaul to charge extra for having to go outside of his general area to do so. He took an inappropriate amount of time and almost caused our lender to cancel our application. We used O’Brist Appraisal Inc. for a farm land appraisal in 2022 and a residential appraisal in 2024. Both products were thorough and delivered in the promised timeframe. Would use service again.
DO NOT USE THESE PEOPLE!!!! RUN AWAY!!! The only reason l am leaving a 1 star rating is for l cannot leave a zero rating. These people are the worst appraisers l have ever had dealings with. They said l would have the appraisal within a week. Took 2 calls and 2 text just to get it a week later after that. They compared my rural home to city houses with less square footage, less rooms, less property and didnt even include an entire level of our house!!!
