I brought single family home 7/17 heat is not working contacted **SSN** ext2104 3 came people at Sirocco Ct Falling Waters and heating system not working up stairs is cold I would not recommend your co. to any one heating people are suppose to come again on 12/29/17

We bought a beautiful condo in Ocean City, MD built by NVR and Ryan Homes. Now there is significate water infiltration issues in all 11 condo buildings causing us to have to repair all 22 stair towers. After having engineers evaluate the problems it has become obvious that NVR/Ryan did not follow the architectural plans and cut corners leaving the buildings in need to very expensive repair work. We have had ongoing problems with the poor construction of our home. Floors squeaking, tile lifting, poor paint jobs, gutters pulling away from home and pipes ticking. If we knew all of the complaints Ryan home had we would have never purchased from them.

The home I selected at Edison Square was to be my first home purchase. When I first arrived I was greeted by Amanda (Mandy) B***. I was approved through NVR Mortgage as well (these companies work together) and customer service declined after the paperwork was signed. I was mislead throughout the process and ultimately changed my mind after paying them over $6800 in earnest money. WARNING: If you are looking to do business with Ryan Homes / NVR Inc [Mortgage], think twice and pay close attention to the reviews posting on the BBB site. We entered into their process for have a home built back in May 2017. I am very upset with the quality of my home after 5 years. A month to the day after my home warranty expired the house completely went south. Newly built home 2012. THE AC completely broke down and upon research I was told that the AC unit put in my home was 7 years old not five years as is the age of my home and the parts are no longer in rotation. I am thoroughly disappointed with the home warranty and quality of the product provided by Ryan Homes. I purchased a Ryan home for over $400K and 3 years later I am dealing with water leaking in through my roof into my master bedroom causing interior damage. When contacting Ryan to request service support, they are refusing to come out and look at it claiming the roof is only covered for 1 year and it is only the structure that is covered for 10 years. How in the world does this company have an A+ rating on here when 87% of the customer reviews at negative??? I would strongly encourage people not to build homes with NVR/Fox Ridge which is now Ryan Homes in the Murfreesboro, TN area. They do not care about quality and it shows in the craftsmanship. The subcontractors used clearly cut corners everywhere and every chance they get. In brief, we have continually been disappointment in Ryan homes subcontractors who not only neglected to notify us they broke our post-build irrigation line when they added in the additional draining between our house and our neighbors, but the repair job performed was inadequately completed as they did not use the proper material to fix thier mistake.
