Found many errors in his appraisal, which is probably why he was so far off on his appraisal. Refused to fix it. Hired a second appraiser (who wasn't aware of the contract price), and came back A LOT closer to contract price. While we couldn't use that second appraisal to close this deal, it let us know to walk away from the deal so that we could get a different appraiser.
