Monarch Properties cannot be trusted. They do not send final bills in a timely manner and then refer to debt collectors without even calling the former resident. They make no effort to avoid refering to a debt collector. Even when a regional manger declares the debt settled, they do not tellthe debt collectors. 2 years later notes are made on my credit due to a lazy employee at Monarch. Not even a 1 star! I moved in to VISTA DEL RIO apts owned by Monarch management back in 03/2020 that summer I was sick a lot upper respiratory problems,strep throat and pink eye. I noticed one morning there was standing water in the hallway closet where the water heater. I call the maintenance person just to be told to go upstairs and see if his hose was in the drain pipe. I lived at one of the properties that this company owns for 4yrs. I have since left the complex and found a far better place. Most of the residents here are two faced liars that are extremely unhelpful. The property manager is also a two faced liar that. decided to over charge me upon move out, Never fixed anything, let homeless break into my apartment, allowed a violent tenant who harrassed and stalked me to continue to live on the property. My son lives at an apartment managed by this company. It happened because of the snow storm after Thanksgiving 2019. I had to put him up in a hotel for 5 days and it has been a battle trying to get reimbursed for that. Maintenance is non existent and management is very poor. I’ve left several messages for his property manager, been to the property office and left messages but I have not received one call back. This property doesn't care about its tenants. I am resident at one there properties and the staff lied to me when I moved in They said that care about their tenants they don't is illegal drugs going on at the property I live at they have done nothing to stop it. They also discriminate against people with mental illness by finding reasons to boot them out. They don't spray for bugs, they don't maintain their properties. So, no maintenance happens, management is never there and never answers the phone, at least twice monthly "inspections" occur, they increased rent $100/mo with no reason or explanation. What, exactly would we be getting for an extra $100/mo? If they maybe did maintenance or some form of management then I might consider it. But they don't and they couldn't explain to me exactly why they decided to increase so much. When I try calling the company, they don't call back. Monarch Properties recently took over management of Encino Gardens, a senior citizen and disabled only apartments. Joann Hohman is now the woman in charge of this complex. Ms. Hohman is, to put it simply, a bully. Any tenant who doesn’t do what she wants, how she wants, when she wants, gets threatened with eviction. Any property owners looking for a management company should NOT hire them.
