Unless you want to worst evaluation/appraisal you can get, DO NOT USE these people. It is 2025, one comp they used was from 2008, one from 2018. They compared 1 story houses to my 2 story, not to mention I have a 2.5 car detached garage, those did not. Wrong bedroom & bathroom count. $625 down the drain.
Absolutely pathetic appraisal, do not recommend. Wants comparables within a half mile and then when there aren’t any instead of going to a mile, or a mile and a half which is still within the same town he just values it 20k under.
Would not use. They couldn’t even put the correct pictures of our house on the report, missed a 18’x40’ swimming pool, showed vinyl flooring in rooms that all have tile and several other discrepancies. Our house was way under appraised for the market. It was appraised a lot higher 2 years ago before we added a porch, redid the entire outside of house/detached garage, added a bedroom and added a bathroom.
