Working with Martin Sears was frustrating and unprofessional. He wrote our lease (which already contained errors that failed to fully protect his own client) and handled the final walk-through of our rental. When it came time to honor the refundable cleaning deposit, he advised the landlord to keep it simply because they chose to hire professional cleaners — even though the lease and Arizona law make it clear that refundable deposits cannot be withheld for that reason. Buyers, be cautious if this agent is representing the seller. I went under contract on a home listed as “move-in ready” and spent $500 on an inspection, only to find an AC at the end of its life, termite damage, and roof moisture issues. None of this was disclosed in the listing. It’s clear the agent does not do proper research before listing homes and does not follow any code of conduct to protect the interests of the buyer or seller. Do your due diligence or risk wasting time and money.
