Horrible manager, hostile neighbors, cops called out many times for fights in building, and washed up 60-yr-old celebrity "kids" claim this slumming it property as their home. Be forewarned and save yourself aggravation, harm to your pets (yes, one tenant actually hurt my dog!!) and nasty attitudes. Paper thin walls make you feel like you're in another apartment. KEEPING IT REAL AT 22660 PCH MALIBU CA 90265 – you can hear your neighbor going to bathroom so you have zero privacy you are not allowed to use the lawn and if you do and make a spot on it you will be fined they allow pets but they are not to use the lawn whatsoever at all there is favoritism; if you are not a close friend with the management you will not count and any and all complaints will be turned on you so keep your mouth shut if you live here and just deal with it repairs are never made to the inside of the apartments... read more

Beautiful building, best location. Amazing value! – I felt compelled to write this review after seeing the property and meeting the new manager. Full disclosure; I don't live here currently but I did a few years ago and have just signed a lease to return next month. I had moved from, what was then called, Malibu Beach Club back in 2010. It was a great address but the building condition and management was so-so at best. After I left, a friend moved in and kept telling me how much she liked it. LAZY MANAGER EQUALS DETERIORATED PROPERTY – REALITY; can't beat the location hands down however the place is very poorly managed, left dirty, things falling apart, apartments not kept up to date, failing plumbing, broken chairs, mold, mildew, no monitoring, broken security system, failing elevator, dirty hallways, look at it from the beach vs. the front, parking spaces are not enforced, and you call and call for repairs and help and the manager sits on his butt and does ABSOLUTELY NOTHING.

Splalding Towers – I've lived here for exactly one year and just recently moved out. After I moved in, I found out the A/C was not working. It is a older building with a dual system which means you can only convert from a/c to heater according to the seasons. I had moved in, in April. They switched over to a/c in June and in the process broke the system. Hence, the whole building was left with no a/c that whole summer. It eventually took them 3-4 months to fix. The pros and the cons – There are good things about this place and bad things. The good: It's right on the beach The apartments have nice amenities (granite counter tops, marble counter tops, nice microwaves, stoves, dishwashers) Separate tub and shower in some apartments As of Nov. 2010 the residents here are very friendly and sociable. Would be hard to ask for better. Storage for bikes, kayaks, surfboards, luggage, etc. Very secure (8 security cameras) Low rent for the area and gas and electric are included.
