They did an appraisal not according to the vendors instruction. After the appraisal they dropped the value by over $100K with no explanation. They then charged an additional fee to come back, and failed to make any corrections to the value. At first they said they were checking into it - and then just blew me off and refused to explain the value which had no comps to justify the value. May you be fortunate to not have to to deal with them.
