This is the WORST lender that I have EVER dealt with! I was told in late March 2024 that my loan for a storage facility looked good. They pre approved me and told me that I could get a 25 yr loan @6.285% interest rate. Derrick is horrible at communicating! He has only reached out to me 1 time back in March and it's been "crickets" from him since then! The last email I received was on June 18, 2024, advising that my interest rate was 10.75%!!! Tom Coffman- You told us that the self storage project was currently leased up but in reality the only tenant was the seller and he would be moving out. That meant the property would be vacant and wouldn’t qualify for the lower interest rate. We presented a SBA 7a loan option to get you into the project, give you time to stabilize it and we could refinance into a lower rate once you had occupancy up.
