I would stay away from this appraisal firm. My experience exposed serious issues with both competence and basic professional standards. The appraiser failed to perform fundamental due diligence. Comparable sales were either missed, inaccurately reported, or not properly verified. In at least one case, a comp used in the report had incorrect pricing that did not reflect the actual transaction, which materially distorted the valuation.
