Tom Small seems to have no respect at all and is extremely rude. My 88 year old mother has lived here since 2014 and their landscaping company does not trim the bushes I had to hire someone to do so. We have had to report them several times over the years to the HOA President and go for months without the bushes cut while my elderly mother can barely get through the walkway using her walker without branches hitting her in the face and almost knocking her down. I've delt with Llams for over six years as a resident and HOA board member living in a townhouse community. I find them to be very professional and efficient with all services provided. No property manager, or board of directors for that matter, is able to please everyone all the time. Sometimes residents who are late with their dues don't like to be reminded. Our record keeping, collections, meeting procedures and preparation, business dealings, etc. have all improved since Llams came on as our property manager.

Don't buy home if they are the HOA management comp. – This company is unbelievably unprofessional. They don't treat homeowners with any kind of respect. I wouldn't trust what they say as to what the board has and hasn't agreed to, they don't follow up with homeowners and then blame them when another homeowner gets an attorney. If you're considering buying a home that is in a community where Llams is the management company, I would seriously reconsider.

Don't even think about it – This company is NOT public relations orientated. They have alienated homeowners from the HOA in my opinion. They also do not supply data about accounts and individuals per the standards of other management companies. They did supply a login to the bank account which was immediately blocked as soon as we sent the letter of intent to not renew the contract. If you have Llams now, you should reveiw the contract to make sure you know how to get out of it when you want to change management companies.
