As soon as you step into that "office," which is basically a container, be ready to have at least 15k in your wallet to throw in their face. Otherwise, they will not even consider offers for homes. I have never seen a buying process where, in order to access their loan, you must prove you have 3.5% of the price of the house upfront. This makes no sense because you don't know how much you need if you cannot negotiate a price.
