My wife and I are owners of two apartment buildings (11 units) in Salt Lake City. Ledingham Properties LLC has managed these properties now since 2005 (12 years!). The properties are always kept in good condition. If a maintenance issue needs our attention, the folks at Ledingham quickly contact us; rarely is there an issue needing our attention. As a renter, don't plan on getting your security deposit back from Ledingham. Their fees are ridiculous ( 15% non-refundable instead of the usual 10% - 13% I've had elsewhere ). They also require receipt and proof of professional carpet cleaning upon moving out. It must be done by someone on their approved list or similar ( meaning renting a Rug Doctor won't suffice ). WARNING: Do NOT rent from Ledingham Properties. They use predatory tactics to make sure you won't get your security deposit back or will even be charged additionally regardless of the condition you leave the premises in (see similar reviews). You will have little recourse to dispute the charges because of all the legal tricks you must agree to in the lease in order to rent from them. I highly recommend finding a different rental if you are considering a rental managed by Ledingham. I had to call numerous times over an issue they said would be fixed before we moved in. When we had to move out and terminate our lease early due to a job relocation, they were glad to respond when it benefited them, like getting the $500 re-listing fee from us, but when we had any issue/concern we never got a response or any acknowledgement after multiple voicemails and emails. Ledingham properties took over the lease of a property that myself and several other housemates had been renting for two years. They took care of more issues and offered more clear communication in the brief period of managing our rental than the previous leasing agency had the entire time we had been there. They worked with the owner to extend our lease for a month because of some unavoidable issues that prevented us from moving earlier. Ledingham Properties deserves 100% of the rating stars. For fifteen years, they have managed my properties. The houses are in better shape now than ever before and carefully maintained. I would strongly suggest to home owners that they keep an allowance set aside for improvements because there is always work and investment required beyond what tenants' rental deposits cover. I cannot say enough good things about working with Ledingham Properties! Everyone was so professional and great to work with. They completely took the stress of being a landlord away! They were great to my tenants and always kept in contact if something needed to be fixed. They offered their services if I needed a repairman to come out right away.
