i am shocked and appalled by this company. As a business owner, I would NEVER conduct myself like they do. I am a respectful community member always paying my dues on time, and they have now misplaced my payment twice and acted as if I were a criminal - both times having deposited my on time payment and not appropriately tracked it within their bookkeeping. If I could rate LCM Property Management lower, I would. They seem to be unaware of what the HOA governing documents say as well as what the CCIOA regulations are. They aid and abet the HOA board in violating every one of our community documents in one way or another. They are violating CCIOA rules and interfering with our annual election of board members. I don't live in Club Valencia, but I have visited it a few times. Wow, not sure how HOA fees are $385 a month for them NOT to fix anything. Before the fire, it had 330 units, HOA was around $330 and up. So do the math, at $330 a month x 330 units that is $1,306,800 a year! It's not $385 a month, if all 330 units were up, that is $1,524,600...this is nuts when they aren't fixing anything. In my humble opinion, condo communities are better off going without a management company then to use LCM for their property management. They are unresponsive, do not hold contractors feet to the fire, almost impossible to reach by phone, and provide absolutely zero value to the community for an exorbitant amount of money paid in dues.
