Owner or management has let this community go down the drain. People have cluttered porch’s , unkept property, rules that no one follows. This is not a 55plus community school bus stops and kids get off and walk right in to this community. People making addition to Mobil homes and renting it out . They keep adding additional increases on lot rent. Once a beautiful well maintained place to live.

Read the reviews folks. Stay away. Been here a few months and am leaving. Nice people live here but are under crazy micromanagement.

I dont know if i would say the manager is racist but he is strict which can be good and bad. I like the maintenence guy who always helps you and can lead you to resources if you need help maintaining your yard or whatnot. We are disabled and its hard to get up keep or even a handyman in this park and they alays deliver the packages to the wrong space #. it is quiet for the most part but lke all parks you have your night owls and people creeping at all hours, feral cats and rats. you have to do your own pest control or else! ... read more

The horrible manager of the Rose Garden, a Cal-Am property had my car towed away because it was parked in one of many extra overflow lots. It was towed to an expensive storage yard at fifty a day! The total bill so far is six hundred dollars!!! We're both senior citizens and on fixed incomes. I expect to be fully reimbursed for all of her inexperience. You need to get to get rid of her now before she does anymore damage. Your customer service woman from Florida has just created more damage.

This park, Far Horizons East is continuing to move down hill in all aspects of resident care. They have consistently increased rent with no regard for their being a senior community, knowing that a large number of residents live on a small fixed income. They have restricted how we can pay our rent, they apparently don’t trust their own park staff to accept rent payments, we are required to go through a third party, or mail payments to Phoenix office. WARNING WARNING WARNING I have lived in this place for the last eight years and I know how things work here. The lot is very expensive and lot goes up every 6 months by a noticeable amount. The main manager on site is not friendly AT ALL. My last rent payment for the lot was for more than $ 800 dollars apart from the $ 500 mortgage that you also have to pay. We’ve lived in Montesa for 2 years and love it here - only one complaint! The back gates between the two Cal-Am resorts need to be open again. Many residents have lamented over the continued closure. We would love to take advantage of the Cactus Grill but are not going to get in our cars and drive a mile down the road to do a U-turn and drive back to get into Canyon Vista, when we could hop in our golf carts and drive through the gates. Bought in montesa gold canyon 3years ago. We enjoy the park very much with many great friends. Do not understand why the idiotic decision to continue to keep the gates closed between the 2 cal-am parks by management that don’t live in this park.

Do not buy a Cal-Am home, or live on a Cal-Am property. We did.The home itself turned out to be cheap feeling. Bad build quality, and cheap materials. The after sales service was nonexistent. The management at the Cal-Am property we unfortunately live at, Rose Garden in Surprise, Arizona, is horrible. There are ten complaints with the BBB against Cal-Am. Stay away!
