Our experience with Mr. Lamb when he appraised our house was very poor. He showed up 25 minutes late and our first impression was that he seems unhealthy and shady. I'm not sure why he was measuring things with a laser pointer but that was part of his process. On our end, our house was turn-key and spotless. Scott was extremely warm and professional when appraising my home. I reached out via phone and we were able to set up a time 3 days later for him to walk through the house without me even needing to be there. (I have code locks on the door) He didn't accept payment until after he saw the home in person which gave me a huge boost in confidence. If you are seeking an appraiser who is actively seeking reasons to deny value of sales contract, or a reduction in sales price or contract termination, Lamb is perfect. According to his logic, sales prices should never increase because he needs the exact same house to be sold at a higher price than the subject to consider the subject value.
