⭐ 1 star only because I can’t give ZERO Scam warning. This place is straight-up fraudulent. I lived at La Terraza at the Biltmore for four years and they tried to stick me with over $2,000 in bogus move-out charges, claiming it was for “paint” plus a bunch of random “miscellaneous” fees that didn’t even exist. They couldn’t even keep their lie straight—they mailed me one list of charges with completely different items than what they emailed me. Which is it? Their own paperwork proves they’re making it up. We lived at La Terraza for over 4 years and enjoyed our time here. The maintenance team was always responsive and very professional. The property itself is well maintained and in a fantastic location near great shopping and food. We would recommend this property for anyone looking to be in the Biltmore area.
Looks like paradise, was actually hell. I lived here for multiple years due to ideal location, but eventually left due to skyrocketing rent prices. I never knew any of my neighbors as HOA did not provide any events for community socialization. The walk through gates never functioned properly. They either had been pad locked shut restricting quick access to safety from the street or without locks entirely allowing anyone to follow you in, even after reports of a man exposing himself in nearby bushes. Please don’t come here the people that are running the office took $1247 out of a $1900 deposit for a one bedroom apartment. I left the apartment in immaculate condition( see pic attached) They charge $301 for a washing machine that was rusting, they said the warranty said it was to last 5 yrs! They charge for dirty grout even though I live there 4 yrs and left it clean.They charge for small holes in outside screen that was dirty and old when I moved in.
