My experience was more than horrible!!!! I would say it is better than living in a box under a bridge than to rent from these people!!! It would probably smell a lot better. We had a tree nout in front of the complex that was growing into the sewer line. Rather than spend the money to remove the tree, they kept allowing my apartment to flood. We payed $900 before the end of November now all of a sudden they're trying to say that we are paying less money for rent then we should they're charging us more than the least says and on top of that they want to add a late fee because of their error and oh yeah by the way good luck getting ahold of them

KPS Property Management did nothing but lie to us from day one. We were looking at a home in Loon Lake, WA and KPS owners, also owned the home. It was in total disrepair when we looked at it, we were promised new carpet, all new windows and other needed repairs. We asked it if we could start moving items into one of the secured garages on the 15th of Sept and pay prorated rent. KPS Management is the worse place ever to rent from. Money hungry, lieing management. They say I repainted an apartment I was renting, umm no. They say I left it a mess, umm no. They say there were missing light bulbs, missing battery in smoke detector etc. They are blatant liars. I have pictures of when I moved out. Didn't repaint, the place was clean, the place already had damage that is noted on my move in paperwork. They say it took over 17 hours to clean a very small apartment. Run from this company. This was a very unfortunate experience. We had multiple thing wrong with our apartment from the start. We put in multiple "tickets" for various things. Oven didn’t work, beetles and bugs in the apartment. The oven was fixed in 6 days. They never did anything about the bugs!!! At one point our washer leaked a very large amount of water i called the emergency phone number and had to leave a message NEVER a call back. I have been renting from KPS for 1 and a half years now. They told me my place was move in ready i have had to clean it my self from top to bottom. The told me everything was in working conditions and my fridge didn't work and spoiled 400 worth of food. Took them 5 days to fix it. They haven't refunded my deposit from my first apartment with them. In which my lease agreement states 14 days to do so and its been way past that. Worse Rental Experience We've Ever Had! A previous rental plan fell through and left us in a pinch to find a new place to live quickly within our budget, so we found the Amberwood Club apartments managed by KPS Management.
