I would not recommend KPA Management. They employ a maintenance person on the property, yet refuse to provide transparency around his work. They will not share his hours, his day to day responsibilities, or what is outlined in his statement of work or performance plan. This lack of accountability is deeply concerning for a management company entrusted with overseeing property operations. Communication is consistently poor. Please never hire this company as your management company nor buy/rent a unit in which they manage. Their incompetence is not only confusing and frustrating but their complete lack of coherent communications has led people in our complex to have their cars towed without warnings, items removed from their storage units without warning, hike in laundry prices with no notice, and more. I'm a resident at Windgate 3 in Arlington VA, which is run by KPA Management. KPA's Team has always been so kind and responsive to any request or inquiry I make about my community. In times of need - They have been incredibly supportive and accommodating. I love having KPA as my HOA... I feel lucky I live in a safe and beautiful community, and it's all because of their hard work. I highly recommend KPA for any future business in your community. 10/10
My wife and I are new owners in the Manchester Lakes community. The HOA documents we were given when we closed on our property stated that we needed to go through the KPA work order portal for any HOA requests. We placed work orders for our rotting gate and the paint chipping on a main entry door back in March. We never heard anything from KPA. Terrible communication and disrespectful behavior from KPA Management. We emailed multiple times for parking passes with no response — not even a basic acknowledgment. Instead of replying or resolving anything, they slapped a warning to tow sticker on my car. The adhesive they used is so strong it WON’T COME OFF — now I’m stuck with residue on my window. This is not how you treat tenants or community members. Absolutely unprofessional. Avoid if you can.
