I have lived at the Koz on 13 for a couple of years now and I must say it has been a wonderful experience thus far... It is in general a quiet wonderful community to live in. Management is sure to keep everything clean and in great shape! The washers and dryers work through an app on the phone which is incredibly convenient. I have lived here for more than three years, and it is a nice and quiet place. The payment platform is good and easy to use. There have been some changes in the administration over the years, which have caused occasional delays in communication, but overall, it has been a nice place to live.

Have lived here for 2 yrs and past management yes did have their problems, however I've never been overcharged for my rent and the current management team ESPECIALLY Bonnie & Amber have been a huge help . Besides that, it's SE Portland . Expect that however I've hardly ever encountered anything gross as described in other reviews.
I have lived here for 3 years now and it has been a good apartment for the price and the fact that utilities are included in our lease is good. Although there is a little problem of homeless people nearby but they are just some yelling or loud noises from time to time, have had no other bad experience with that. Now it has changed so many times of manager after my first year but now it looks like has a good manager, Amber seems to be doing a good job.
