Out of touch with current market trends. You need to actually visit your properties to know what they are worth. Houses sitting vacant for years is not normal - listen to the market.
I'm investing in a flip on Kim Real Estate. I'm advertising only high-yield properties on YouTube, and all the flips I've invested so far have gone without a profit and I couldn't recover the principal. At least one case I paid $700 to cover the loss. Most importantly, the way you work is a problem. Recruiting investors and talking to the staff in charge of them is harder than picking stars in the sky. I have a serious question about who can trust and invest in big money.
