BEWARE OF THIS MANAGEMENT COMPANY!!! We have been tenants for 3 years, and have had problems with our AC unit going out every year! In 2016 we had to issue them a 24 hour wrongful failure to provide essential services notice after they neglected to fix our broken AC unit for more than 30 days (during excessive heat warnings). The AC unit had gone out again in 2017, and the technician told us "Until the owners decide to replace the unit, I am basically putting a Band-Aid on a wound that won't heal every time I come out." Although our lease renewal was approved by the owners for 2018 at $100 more per month, we were asked if we would like to negotiate the rent increase. We responded simply by asking if the owners planned on updating the faulty AC unit. Azia Coleman's response was that the owners were now requesting she issue a non-renewal notice because they want to re-list the home closer to $1,250 instead of renewing to us for $1,195. We received a 48 hour notice to enter the home so they could show the home to prospective tenants before we ever received an official non-renewal document. We denied their entry, and negotiated moving out 1 month early to avoid their "showings" conflicting with my work at home full-time, and go to school full-time schedule. They agreed, and provided us with an addendum, but issued another 48 hour notice 1 week later and entered the premises anyway. Azia told the new tenant the home was in really good condition - this could not be further from the truth. She has been aware of the poor conditions as they have received several letters from the HOA to paint the deteriorating exterior of the home, but they have been avoiding those letters and have refused to paint the home until "they receive a letter from the HOA". RED FLAG - SLUMLORD ALERT!!!
