James was easily the best landlord we had in Ithaca: responsive, prompt, competent, and renting at a competitive price for the area. We were also lucky to learn that he's a friendly neighbor. If we were to ever look at renting in Ithaca again, we would start with his listed vacancies.

I rented from James for 7 years. He is, put simply, a fabulous landlord who truly delivers on his business promise of hospitality and putting people first. His properties offer amazing space and quality for the price, and you can tell he cares about you as a human being. I rented a property at the Cliffside Terrace apartments at 405 Lake Street for 3 years and had a really positive experience living there. James was quick to respond to any issues that arose, and the apartment had a lot of amenities—plenty of storage space, a patio, heat/AC that worked well and I could adjust to suit my comfort, and washers/driers on the premise. I lived in Ithaca for 2 years. In the first year, I lived in one property, and the second year I moved to another one (since my wife and I were looking for a property with a backyard) also managed by James Orcutt Real Estate. Throughout the 2 years, James was always gentle, and would fix any issue in the property in a timely manner. Moreover, the prices were always good and competitive (cheaper) compared to properties in similar conditions. I would always recommend James Orcutt for renting and also buying.
