Every single time I have someone come to do work on the house they find things that the inspector overlooked. A shoddy roof job that leaks and $10,000 of electric work that won't pass inspection and is a HUGE fire hazard that he didn't "find".

Great guy who goes into every attic, on the roofs and into the crawlspace. He saved us by finding a missing structural piece replaced by a column of concrete blocks resting on dirt (!) on one house we were considering. Go with him and you will see a lot. He does talk a lot. He picks on everything a lot of which you may be OK with. But that is how I want my home inspections done - *I* choose what to ignore or not.
