I'm going to echo what others have said. This is definitely the best IHOP I have been to, and since we're a military family, we move a lot and have seen IHOPs across the country. It's not a particularly nice neighborhood; most other restaurants in the area have signs up saying "please stop breaking in; we have nothing of value left". Our server was awesome, Very polite, and funny. I ordered the steak tips (medium) and eggs (sunny side up) along side tres leches pancakes. Definitely enjoy my meal along side my family.
