Decent location but will not fix anything that breaks. It took four phone calls and three weeks to get a lightbulb in the hallway replaced. There are around 30 units in this building and we all share one working washer dryer if that one is even working.
ICM Properties refuses to take action or compensate tenants for 8+ months of a broken elevator.
ICM has had numerous ups and downs. The apartment is refurbished and the amenities are sturdy, but their team is less than competent. Upon getting our keys for move in, we found that our lock was broken. When we called the maintenance team they were slow to respond and upon arrival told me "I had the wrong keys." I explained to this man from both sides of my door that the key would not fit, and after he tried every key on my ring twice, he said that he might believe the door was broken. I've been renting from ICM for the past 4 years at their 5045 N Damen complex. They've been decent. I will say that when there's a maintenance issue, they're quick to fix it, but you really need to advocate for yourself. We had to have our tub re-plastered, they were great about it. Every year I've had problem with the heat. This year it was resolved much quicker but the year prior it wasn't actually fixed until I put a report into the city. My experience is based off of the 1916-1934 W Winona/5103 Winchester Building. Zero stars if I could. I would not wish ICM Properties on my worst enemy. I could go on for literally pages about the absolutely horrific, unprofessional, and in some cases probably illegal things that happened in my two years living in an ICM unit, but I'll stick with the worst experiences. I have had an extremely frustrating experience with ICM Properties since moving in. It started with entering the unit and it being absolutely filthy when I was told it had been deep cleaned-- something especially important in the Covid era. A cleaning crew was then brought it and when they left I swiffered the floor and it was still black, as was the bottom of one of the bathroom showers.
