I've done a few real estate transactions and usually the title companies barely know what they're doing and try to upcharge all kinds of nonsense. This is an actual attorney and not just an attorney but he's a judge, reasonably priced, told me he wasn't making me pay for unnecessary stuff, would never consider using anyone else in the future.
