I worked with them for about a year and I was not impressed. At one point I needed to sell a property and they recommended I go with a “killer” real estate agent friend. That person turned out to be a wholesaler that wanted to set up a contract in which she paid me X for the house after she sold it for X + 50, with an unlimited time for her to find a buyer. In general John is not as on top of things as Brian would have you believe in their sales pitch.
I was a property owner that used HQ Property management from 2019-2023. John was able to keep the house occupied by tenants for the entirety of the four years. The maintenance was kept up, and I was able to contact him with whatever issues I had in a timely manner. My original property management company had the property vacant for 6 months. I am very grateful that I found HQ Property Management.
RENTERS BEWARE! These guys screwed us over big time, and not just once. They "lost" our rent multiple times; never responded to maintenance requests (even when a storm BLEW OUR FRONT DOOR OFF; image attached); refused to relinquish the BGE bill to our name; and then stopped returning our calls after BGE flagged us for "theft" even though the G&E was bundled with the rent. John and Brian were recommended to me by my real estate agent, and I've been very happy with them. I now have three properties with them, and they do a great job as a team. They've done a great job through the entire process of finding tenants, handling the midnight calls and repairs. I'd recommend them to anyone looking to have someone else handle the work of managing your investment property.
