Paid for inspection bcuz we were in WA state. Took the inspection to be correct. Found 19 individual items that should have been on the INCOMPETE report. Cost us thpusands of dollars to repair stuff THEY never noted. Such as: Broken crumbling and missing mortar on 7 places on walls and fence, big water main leak with huge puddle right beside house, all kinds of electrical issues, bird nest in gutter, outside fans bent, paint flaking and metal rusting on window bars, cracking inside walls, rodents digging and living under hou... read more
Dave Berry did my inspection and it was an absolute joke. I should have known when I showed up to watch some of the inspection and he said he was already done something was wrong.This clown spent more time doing the paperwork than he did looking.I also added a pool inspection which was a terrible fail, it cost me thousands of dollars later. He missed electrical, he missed roof repair, this guy is not a legitimate inspector, unfortunately he came at my realtor s request.
Dave inspected a condo in Sun City for us, he missed numerous things including a wrongly plumbed hot water heater, wiring not done to code, but unbelievably he did not find that the 2nd bathroom, that was added by the previous owner, was not permitted and not done to code-the toilet did not even have a vent stack! His poor inspection costs us thousands of dollars.
Dave Berry has been a wonderful inspector and has done many inspections for my company for over 10 years. I recommend him highly.
