I hired this company to give an inspection and the report came back pretty clean. However, I had handymen come in and paint, so when the painter moved our stove he noticed serious water damage. We took a look under the kitchen sink and the entire thing was water damaged and had mold. The seller had a leak which she repaired but left the damp, damaged boards under the sink and through the adjacent cabinets. The inspector Joe never reported it. A leak was discovered in our home shortly after we moved it. It was discovered because the former patch work was falling from the ceiling. We took pictures of this and sent to our inspector who said he would have to talk to the owner (he was the owner). This was deceptive. He stated there was no way to prove that the leak occurred before his inspection. However, our pictures show a huge patch that he obviously missed in his inspection. Hope Home Inspections inspected this home in mid October of 2019. 4 months later, in mind February Hope Home Inspections received a call regarding a leak. We did note that the roof had issues in the original inspection report and recommended having a roofer further evaluate the extent of the issues. The roof is 15 years old. We do not warranty roofs and this leak appeared 4 months after the inspection.
