Well, was hoping that if I gave it time Hometown would have stepped up, hasn't happened. Park is still on the downfall to a Trailer Park. There are no rules or regulations and if there is nothing is enforced. Roads are bad and we are informed our money went to another park. The Main Drainage ditch for the park in need of repair to prevent flooding of the park, NOTHING. If you didn't know better one would think there is no management or maintenance at all, never see management. Sad.

since Barbara left the new one doesn't answer emails or calls. She is lazy and doesn't care about the residents. Please get someone else. I live in the park.

My wife and I moved in over 12 years ago and WOW was the word of the day. I even did a sale movie for them, the place was immaculate, The last few years we have gone downhill fast, New park manager who could care less, and everything is low bids if it gets fixed at all. Roads are like New York state, with pot holes everywhere, gates are down constantly needing repair, and leaks in the clubhouse, even resorted to having Homeowners paint the pool area and furniture, the Fountain out back in need of repair for weeks, 600 plus ... read more

Management is useless won’t or can’t help you with anything. After 12 years here this is the worst community has been. They won’t ever fix there own property drainage management told me I would have to do it myself even know it’s now my property.

Nice neighborhood. Typical HOA, we bought a fixer upper and before we moved in they gave a violation, a welcome package would have been nicer! The house looked way better than it did as it was abandoned! Give us time to fix the place up first. I heard they did the same thibng to another new neighbor, just flexing their muscles I guess! The pool is nice but it isn’t heated so you don’t really get to use it much, it is usually freezing. Beautiful though for the few months that you can. Hometown America corporate greed! Raise the lot fee EVERY year and do the very minimum for property upkeep. No amenities other than the community office building where the manager is hardly welcoming. Corporate does not respond to calls. Regional manager is not accessible to address resident concerns about property mismanagement. Current manager, Sharon (who should be fired) is negligent, difficult, defensive, rude and flips out on residents for simply reporting a concern in the community. Am very disturbed about our maintenance man getting fired for enforcing YOUR rules.I live in Barclay Farms, Camden De. The environment here is very toxic. It is a time bomb just waiting to go off. We have A social group using to be name of HOA whose mission is to have our manager and maintenance man fired and to have plenty of booze parties. They do not even attempt to follow YOUR rules. They charge $809 per month for HOA. It is ridiculous, I am an investor who owned two units in that community and do not walk but RUN from that community. The salesman there is a slimy used car salesman and dealing with him resulted in the loss of thousands of dollars. He is a liar and once they have you under contract they ignore you. It is a beautiful community but the silly, unjustifiable HOA and lies have got to stop. I recently sold my two units and broke even. Well to start, their HOA is $809 PER MONTH and is set to rise every year after. This DOES NOT included utilities at all. So yea, you will be paying $1,300/month for an old out-dated trailer. How is this appealing to anyone? This place will run itself out of business very quickly. Do not walk but RUN from this community.
