Maintenance gets 5/5 stars. Absolutely amazing team. Never had to wait more than a day for a request to be fulfilled. Management on the other hand was mediocre at best. Every interaction I’ve ever had with them was unpleasant. Each time we reached out with a valid complaint or management issue, we were met with the same “we’ll take care of it” response and nothing ever happened. Yes this complex is cheaper compared to the area, but beware, you indeed get what you pay for. It doesn’t cost any money to be a good person.

EXTREMELY DISHONEST MANAGEMENT - TERRIBLE APARTMENTS The application fee is $210, and if they have not successfully processed your application within 72 hours of submitting it, your application fails. I paid the application fee, and over 24 hours later I got an email saying that it couldn't be processed without a host of random paperwork. I've lived in a variety of apartments and I've never heard of them requiring bank statements or a copy of my current lease agreement (just to name a few). Save yourself the hassle and rent elsewhere. The old lady in the office is extremely rude! The place is just a complete dump. The building has old stained up carpet in the hallways and smells like stale cigarette smoke. The apartments arent much better. I rented a parking garage when i moved in and after finding out that my truck would not fit thru the tiny door to my parking garage, they refused to take the garage space off my lease saying that I didnt tell them soon enough. Unfortunately I have read these comments after I decided to leave this god forsaken place. I share the comments about how ineffective and rude the two women (Stacy and the woman with a fake British accent) on the management team (Hawthorne Apartments Overland Park) are toward the clients (tenants). For example, my wife went there to the office today (12/24/2025) to cancel the lease. Stacy just jumped toward the door blocking her entering. I have lived at this community for some time, and while there are a few positives, the overall experience has been disappointing. **Cons:** * The walls and ceilings are very thin, and it’s easy to hear noise from neighboring units throughout the day and night. * The dumpsters are frequently overflowing, forcing residents to leave trash beside them. * The pool is often closed and reopened without notice or explanation, which can be frustrating especially during the summer. * Communication from the office is poor.
