Instead we paid $590 for full cleaning and sanitizing and provided the before/after report. Buyers were thrilled, credit waived, and we closed on time. The cleaning report with photos satisfied their lender too. If you're selling, be proactive. Dirty ducts are now a standard inspection item and can kill deals.
