DO NOT STAY HERE. There is an active construction site right next door. A pile driver right outside your windows from 7am until 5pm. Not one moment of peace.
Super friendly staff. Very clean rooms. Pool was a little cloudy. Breakfast was very good for free hotel breakfast! Location was good, about 10 minutes from Market Square and kittery outlets. Would stay here again.

Great location, but keep the active construction in mind As others have noted, this hotel is in an excellent location for exploring the area. However, during our stay, there was active construction right past the parking lot for a new residential or hotel complex. This looks like it will continue for at least several weeks, so I highly recommend bringing earplugs or a white noise machine if you are sensitive to noise.
