Very dishonest and disorganized company, NOT to be trusted. A property I used to rent at Gulf and Bayside was taken over by this company. They sent me a quote in writing, I clicked the book online button and booked the unit using my credit card. 4 days later they sent me a new quote that was $1,000 higher than their original quote. How can a company change a quote they've provided in writing after the booking?? All owners using this service should keep a close eye on their property. Thus company will tell you what you one thing and then turn a deaf ear once paid. Forwarded all info to County, HOA and BBB. Such a shame homeowners will get a bad rap.

Awful company. The condo I rented had lights out and the toilet in the second bathroom never worked properly. When I terminated the lease early, I had a renter lined up for them (the renter I brought to the table still lives there). Had they done their job promptly, there would not have been a lapse in the occupancy. Instead, they sat on the application and caused everyone to lose a month. Never have seen anything like this. I'm my own landlord, but contacted them to potentially manage a property for me, since I'm out of town. I met with Beth Vandroff, who states she is the business development manager. She views the property, and tells me she will get comps to me in a few days. She also informs me she has a similar property in the same area. I repeatedly call, text, and email, for weeks. She never bothers to respond. How unprofessional. Property Owners Beware We decided to try GCPM to rent out our property having been told that we would recieve "high-end" vacationers at our precious family house. Instead of vacationers, we have recieved a family using the house as a temporary living space jamming our small property with 4 adults, 2 kids and several dogs, parking as many 5 cars on our small property, several times on lawn, and Uhaul truck left in the driveway. We rented a property from Gulf Coast which was supposed to be an annual rental. Upon arrival, there was no water pressure, wasn't cleaned properly (probably because there was no water pressure), no A/C filter in unit and a god awful smell (that kept getting worse). We found out from Gulf Coast the smell was caused from mold that had returned on the bathroom ceiling. If we spent more than 15 minutes in there, we felt sick. Obviously, the unit was uninhabitable. So Gulf Coast ... having a chance to read these BBB reviews I cannot help but add my response... And here it is... So I rented an annual rental home through your company in March of 2020 in Palmetto.... with all of your advertised promises.... and then I learned a valuable lesson about your property management company over the next 6 monthsð??? Thank you, *******, for taking the time to write us. We value and respect all tenant's feedback. After doing some research I see where all the maintenance work orders were sent in and remedied ASAP. The other items were vendor-related and unfortunately, we cannot control our outside vendor's schedule. However, we did go far and beyond to make sure that they made it out to the home ASAP. Property Owners Beware!!!! I would not recommend Gulf Coast Property Management to anyone. My boyfriend and I did a lot of research before deciding to choose Gulf Coast Property Management and it was the worst decision we have ever made. My boyfriend had recently had surgery that left him permanently disabled and was sick with Covid at the time we signed the agreement.
