As a real estate investor, my wife and I have been to 30+ settlements. Our settlement on 2/27/26 was the WORST in our 21 years of buying homes! We did most of the leg work to settle! Guardian Transfer had 23 days to complete the work and it was obvious that it was rushed through at the last minute. It almost did not close at all. You have choices for a settlement company and I would recommend another company.

Staff were friendly however, I was not supposed to attend because of work issues. At the last minute, I get a call from my realtor that the title company expected me to be there. The title company admitted to my realtor that she dropped the ball and forgot I was not able to appear to settlement. At the last minute, I had to get permission to leave work and rush over there. It was quite stressful.
